(From release)Homes sales began the traditional seasonal slowdown, albeit later than usual. October homes sales declined by 22.17 percent when compared September 2011 but rose by 6.80 percent compared to one year earlier according to new data prepared by the Huntsville Area Association of REALTORS® (HAAR).
At $165,728 the October 2011 single-family home median price – the figure at which half of the homes sold for more and half sold for less – declined by 2.51 percent from September 2011 and by 5.30 percent from October 2010.
"The seasonal slowdown for sales began later in the year indicating that the Huntsville/Madison County housing market remains sound. We are seeing unprecedented trends in multiple economic sectors and housing is no exception. Thankfully our trends are on the positive side of the equation," said Oscar Gonzales, HAAR CEO.
Available Properties
The number of available properties (active listings) in October 2011 decreased by 1.95 month over month and decreased by 7.95 percent compared to October 2010.
The Huntsville Madison County area month’s inventory of single-family homes for October 2011 came in at 7.92 months compared to the national month’s inventory of single-family homes, which was approximately 8.5 months in September 2011 according to the National Association of REALTORS® (NAR).
Days on Market
The October 2011 Average Days on Market (DOM) rose by 8 days to 116 compared to September 2011’s 108 days and increased by 27 days from October 2010.
